Recycling in Albuquerque!

Yey, let's hear it for recycling programs now in Albuquerque. I have had my "Blue" can for quite awhile now, was one of the first testing areas. I really enjoy how easy it is now to keep my house free of the clutter of magazines, papers, newspapers, etc - without feeling the guilt of tossing. Now, I can toss with a conscience and my home is much less cluttered. I make it a habit to go through my home office areas once every 3-4 months and really clear out my old files, papers, etc. The Blue containers will handle anything but pizza boxes and glass. I still haul my stuff to the recycling centers for glass, keeping my glass in a paper bag which then, you guessed...gets put back into the Blue container. THE RECYCLING PROJECT ALBUQUERQUE Enjoy your Blue bins and a cleaner house.

Outdoor Living Spaces - how wonderful!

Your home is not just inside the walls of the house. The home is the entire living space. Give it what it deserves! You can actually increase your square footage enjoyment by increasing the outdoor living space. Even in the winter! Outdoor living spaces are often neglected areas. Even small patio homes and town homes have extra space that can be utilized. In your Albuquerque home, there is usually at least 10-15 feet of space on at least one side of the home, so let's make it enjoyable! You can use planters to extend your growing areas, and try planting herbs and other usable plantings. Some herbs can grow into winter and can be used for cooking year round. When do I get the Keys?

"When do I get the Keys?" I hear this every time I have buyers going to closing. Odd thing here in Albuquerque , we still haven't got this process down perfectly. "Closing" refers to when all parties sign the final papers. "Funding" happens when the recording has taken place and all money is released to the parties. The $$'s can't be released until recording has taken place and sometimes that isn't until the next day. So, you may not get keys or 'possession' until the next day. You have set up your movers , your utilities, your insurance...all for that day of closing on the contract. But here you are stuck in your old residence, waiting for that magic 'funding' moment to take place. "But I've talked to the sellers and they are fine with me coming over before then..." How important are photos when marketing your Albuquerque home?

As a real estate broker I see hundreds of home photos a day. Every morning and every evening I check the MLS for new listings , and homes that have sold that day. I, like anyone else, am curious about the features of the home, inside and out. If I have not seen the home in person, I use the photos that are displayed in the MLS system. I am always amazed at how some photos just don't do the homes justice. Some homes, granted, are difficult to photograph, but any photo paints a picture of what the home has to offer. As a home seller, you should demand high quality photos of your property, no matter what the condition or location or price. If the home needs work, take photos of the rooms and have your broker talk about the benefits of the home's living space and potential. Home sales and prices improve in 4th Quarter | Greater Albuquerque Association of REALTORS

Home sales and prices improve in 4th Quarter | Greater Albuquerque Association of REALTORS Albuquerque, NM, January 23, 2013 –  Home sales for single-family detached homes in the greater Albuquerque metropolitan area increased 16.29 % in the fourth quarter of 2012 from the fourth quarter of 2011. Sales of attached, condos and townhomes also improved, with a 23.91% increase from fourth quarter of 2011. Average sales prices of single-family detached homes ended the year at $206,514 which was a 4.45% increase from the fourth quarter of 2011. Median sales prices also increased 2.98% over the fourth quarter of 2011 and ended the year at $167,500. Days on market went from 85 in the fourth quarter of 2011 to 68 days in the fourth quarter of 2012, a 20% decrease. “The increases in year over year 4th Quarter sales for both detached and attached homes reinforce the steady, positive trend in our real estate market,” said Julie Greenwood, 2013 GAAR President, “Consumers continue to dem...
