Fix it yourself!

In these days of low funds and needed home repairs, I came across this today (On Christmas Day) and fixed my own dishwasher.

I'm one to have expensive home appliances. I like my kitchen looking like those that you see on Food.tv and so my budget is usually spent on the appliance with nothing left over for repairs after the warranty runs out.

Last night before the big dinner my dishwasher started smoking and quit. Phhht.

I scheduled a service call, but couldn't get one until Monday.

Today I found a website called www.applianceguru.com and paid $5.00 for the membership (lifetime) and asked the question on the forum. In 15 minutes I had a suggestion to open up the kick plate (easy it's on the front and lifts up) and look at the wiring. Shazaam, it had shorted out.

Through two more easy instructions I was able to fix it myself with some things I had saved in the garage, some old 'end clips' for the wiring (never throw anything away that can be stored and reused later)....and 2 hours later I'm back in business.

So, to fix things in your Albuquerque home just go to this site first, it's worth the try and could save you hundreds! I'm sure it saved me that much today.

Give them something to talk about

Something occurred to me yesterday - do price reductions really work right now? We see pricing easing down in increments. I understand this - sellers are just relucant to give away the farm. It's an emotional decision. We always hear in business we can't put emotion into it, don't we? Isn't this a business decision at this point?

Yesterday one of the brokers in my office sent out an on-line promo for a BIG price reduction - and I mean big. It was so big that it got my attention. Why did it get my attention? It was a large luxury home on 1 acre that had been reduced from 1.2M to 855K - wow! And...it's a gorgeous house, nothing wrong with it, but apparently the seller has better things to do than wait for the market to catch up with his price, maybe he wants to set the price to sell.

When it got my attention - what did that mean? It meant that I talked about it! What does that mean? It means that the price reduction mattered!

You need to give them something to talk about - I proceeded to tell my team, and then chat about it in the hallway and then took the information home and told my significant 'other'. "But he's not buying a house"...does that matter? He's also in sales and guess what he's in front of 8-10 people a day that are in touch with 8-10 people a day..and so on.

Statistics for Pending Sales - Albuquerque Real Estate

Checking on stats for Areas 10 (Sandia Heights) to Rio Rancho - 27 PENDING residential sales as processed for the weekend of 9/19 to 9/22.

The highest priced listing was for sale at $599,000 and was on the market 223 days.  This home was located in the Four Hills neighborhood of Albuquerque.

New listings as of this writing for the weekend of 9/19 to 9/22 - 103 newly listed properties for this report.

It's a great time to buy with all these homes on the shelf!  The best buys are to be had in the $250,000 to $300,000 price range in all areas.

Best Cities for Building Wealth

back More great news for Albuquerque, New Mexico and homes and living in the area - www.Salary.com just mentioned Albuquerque, New Mexico as one of the Top Five places to live to "build wealth".  The salary value index compares local salaries, the cost of living and unemployment rates among U.S. cities with populations greater than 250,000.  Albuquerque, New Mexico was rated at #5.

 

Other considerations are diversity of industry, education level of the population, proximity to secondary educational institutions, percent of population below the poverty level, and median travel time to work.

 

Albuquerque's travel time to work brings up a great point - because we are basically a 'landlocked' southwestern city, most of our housing and real estate living areas are within a 30 minute drive of the business and employment districts.  Surrounded by reservations, federal land and park open space, we only have a small area where you can build homes.  Those areas are diminishing, so we have an abundance of 'in-fill' building and housing areas within a close drive to your employment area.

 

While this has kept the land prices high for the area, it has also been helpful in driving up the housing prices - with construction costs always going up, land prices and development costs rising - the resale areas are still strong.

 

Move to Albuquerque for that short commute - save gas and take advantage of our public transportation (our bus lines are adding schedules because of an increase in users) and Railrunner train services.

ALBUQUERQUE HOME SELLING

The total homes sold, attached and detached, for April were 1,668 up from 1,616 in March. Days on market decreased to 66 days in April from a high of 71 in January. A recent article in USA Today remarked “think Albuquerque” when considering a market that hasn’t had the impact from the real estate fall as other areas have. My recommendation to my sellers is to slightly under price and over stage your home. You can’t do too much to prepare your home for sale, and by under pricing you stand out in the market. Be the one on the “shelf” that buyers are drawn to. Carefully review weekly your competition and review those weekly updates that your Broker sends you; review the feedback that the buyers and Brokers are sending. Step back from this being your personal home, and see it has a product in the marketplace that is competing for buyers. Much of the oversupply of our market has a lot to do with homes that are ‘stale’ on the market, they need to be repriced, restaged and re-presented to the consumer. I have also seen many higher end homes finally going under contract after lagging on the market for 200+ days – this is a good sign! There are always high end buyers out there, and the competition is fierce for their attention.
